BOARD OF DIRECTORS - CHANGES
After serving on our Board of Directors for many years as Board Secretary, Jim Powell retired from the board at the end of June. Jim will be sorely missed. Jim kept impeccable records, initiated our annual budget, and had a wealth of knowledge. We thank Jim for all his expertise and guidance throughout the years.
Gary Goyette has now taken on the position of Board Treasurer, previously held by Susy Porter who did a great job, but has since moved away from our community. Gary is doing an excellent job for us!
We also welcome Jimmielou Guzman & Russ Fish, as our newest board members.

Once again Donna Rowe and Ed Bognar will be hosting our Fall Gathering at their home located at 18513 Garwood. It starts at 12 Noon and lasts until the last person goes home. All drinks and food will be provided. Bring your own lawn chair and be prepared to meet someone in the Villas you don’t know.

IMPORTANT TO REMEMBER:
WE MUST NOT CONTAMINATE THE WATER IN THE DITCHES RUNNING THROUGH OUR PROPERTIES. Nothing is to be thrown INTO the ditches. No yard waste, dead rodents, pet waste or trash of any kind.
NOTES FROM THE BOARD:
Many of you may not realize that we have not increased the monthly fees since the beginning of 2018. In the last three years our monthly fee income has not covered our expenses. The deficit has been paid out of our reserves in those three years. In 2022 we had a 5.6% deficit ($7,537). 2023 was a deficit of 2.4% ($3,260) this was a smaller than expected deficit due to a light snow season. In 2024 our expected total deficit is projected to be 9.3% ($12,546). We will be signing a new contract with 3 Sons Landscaping in late fall, which covers all of our lawn care, snow removal, gutter cleaning, and spring and fall clean up at an increased price. Several other vendors' prices have increased as well over a period of time.
Because of these rising expenses, we find it necessary to increase our fees by $15 starting January 2025 for a total of $165 monthly.
This increase does not require action by homeowners who pay the monthly assessment by debit from a checking account.
